The existing home was built in 1950 and sits on 1/2 acre south of Jersey Shore in a quiet bay with views of marsh and sea. The old house has good bones and a great layout to handle a renovation. As a experienced property investor you just know when you come across a potential and workable property. As the years progressed, two additions on this home were not well thought out. The lower part of this structure is a walkout basement which is used as a storage room, bedroom and full bathroom. The main floor above the walkout has a living room, bathroom, dining area and stairs leading to second floor. To the left of the house another addition was done to accommodate a functional kitchen. On the second floor you will find two bedrooms and a bathroom and storage space. The ceiling heights in the walkout, main floor and second floor is approximately 7.5′-8′ in height. The home is very old and outdated, so we plan to gut and remove the flooring between the first and second floor. This area will be made into a new master bedroom with vaulted ceilings, ensuite and walk-in closets. A brand new deck will expand from the master bedroom to take in the water views.
The outdoor pool will be gone and a brand new addition will be built and blended in with the old (new) existing house. We discussed in depth of removing the pool and felt since NJ’s summer season was short, it didn’t make sense keeping the existing pool. The new addition will accommodate a large great room with vaulted ceilings, two sided stone fireplace, a cozy corner library, chef’s kitchen, dining area and scullery. A main floor office will be located by the chef’s kitchen. A full functional laundry room and mudroom will also be on the main floor. We plan to add a large expansive deck for entertaining off the great room. The large deck will have water views. The second floor of the new addition will have 4 bedrooms and 2 full bathrooms. Two of the bedrooms will have private balconies with water views. There will also be nursery with a jack and jill bathroom, and a toddlers room on the other side. This particular design was done by me and our architect to make the two rooms workable for grandchildren. The rooms will be so much fun to design! The second floor will also host a large loft area and storage room. The walkout basement will be redesigned to accommodate a large media room and will have access to its own private deck.
We also have a detached double car garage which sits back from the house and you can see the structure on the left of this photo peeking through the trees. The second floor of the garage has been framed for a guest house. With the new survey and architectural drawings in the early stages of this project, we are not sure if we will attach the existing garage to the main house or if we will design it as a detached carriage house. When building and renovating you always come across hurdles, so we are prepared!
By the water you will find a boat house and outdated old dock which needs to be tackled. A new bulk head and yes, a new boat. You can not live by the water without making room for a boat in your budget:)
